1000 Seward Street
The proposed 10-story mixed-use project encompasses 150,600 square feet, including a total of 136,200 square feet of commercial office area and 14,400 square feet of combined retail/restaurant/hospitality/entertainment area. Bold yet sympathetic massing techniques ensure a contextual and contemporary addition to this urban site. The building’s massing is comprised of three distinct volumes. Each volume is clearly legible and visually separated allowing each to shift to respond to the height and scale of the surrounding buildings. A carefully curated palette of materials, comprising glass, concrete and metal, creates a restrained yet distinctive character to the building that allows it to sit comfortably within its surroundings. The lower volume sits purposefully back from Seward St, creating a generous public space in front of the building – improving the human experience at the ground level. The program at ground level includes a restaurant at the corner of Seward St and Romaine St that will further activate this plaza during the day and night. The upper volume sets back further from Romaine St and Hudson Ave to form a crown on the building. A restaurant on the top floor ensures the public can benefit from the elevated experience that this building will offer and take advantage of commanding views across the City.
